Final approval of re-plat in High Caliber Estates
Submitted for: Rhonda Tiffin Submitted By: Jorge Calderon
Department: Planning & Physical Development

Subject:
Discussion and possible action to grant Final Plat Approval to a Re-Plat of Block 1, Lots 6 & 7 (119.54 acres) of High Caliber Estates Subdivision into Lots 6A, 6B, 6C, 6D, 6E, 7A, 7B, 7C, 7D and 7E (ID 9976).
Background:
The item is a regulatory compliance matter with development provisions of State and local laws/regulations.

All pending improvements have been constructed in compliance with all rules and regulations.
The Webb County Subdivision Regulations do not require the extension of High Caliber Estate Drive beyond access to Lots 6E and 7E as a condition of plat approval.  However, in recognition of public interest in future development and to facilitate emergency vehicles and maintenance activities, the owner of this subdivision has dedicated the entirety of said road within the subdivision and has performed one-half of the road improvements with a cul-de-sac within the extended portion of the road.  Road improvements to the remaining portion of said road shall be the responsibility of the County, City or others desiring access for future developments or plat approval.

Previous Court Action:
On November 19, 2019, Commissioners Court granted preliminary approval and a waiver from Section IX.2 of the Subdivision Regulations which call for cross streets at 1,500 feet and a maximum length of 1,000 feet for dead end streets.
