Self-Help Center Retainage Payment - Habitat for Humanity of Laredo

Discussion and possible action to authorize the release of the following 10% retainer payment to Habitat for Humanity of Laredo, Inc., in the amount of $7,500, contingent upon passing the final inspection and completion of the required 30 day waiting period. Project location is 122 Milagro, Pueblo Nuevo Subdivision.  This action will not impact the County's General Fund. [Account #2530-206000]

Issue: Ten percent (10%) of the new construction project amount is held in retainage from the contractor for 30 days from the completion date of each project to ensure that any deficiencies which may arise are addressed by the contractor.  Contract amount is $75,000 and 10% retainer is $7,500. 

Solution: Commissioners Court authorizes the release of the retainer funds to the contractor.

Result: The contractor will be paid for services rendered.
Background:
The project listed above will be inspected by a third party inspector licensed by the Texas Real Estate Commission to ensure the home meets minimum required standards and is free from deficiencies as required by the Texas Department of Housing and Community Affairs.
