Discussion and possible action to approve the Preliminary and Final Plat of H.A.V. Properties Subdivision as recommended by the Webb County Planning Advisory Board and Planning Department Staff (ID 3846).

Background:

Please be advised that at the posting of this agenda request, this plat was pending consideration of the Planning Advisory Board (PAB). In order to comply with deadlines imposed by state law, this item was submitted to the agenda in anticipation of a favorable review and recommendation of the PAB at its next scheduled meeting of January 22, 2015. Staff will advise the court should PAB not recommend approval.

Please be further advised that this item is a regulatory compliance matter required for the subdivision of real property. The subdivision is for non-residential purposes thus, not subject to the Model Subdivision Rules (MSRs). Approximately 3.2576 acres are located in the corporate limits of the City of Laredo. The Court’s consideration for approval is limited to the areas of the tract outside the corporate limits. No public improvements are proposed with this plat (tract fronts F.M. 1472 and has adequate drainage). All required private improvements (sewage disposal) are fully operable and in compliance with state law.
