Subject:

Discussion and possible action to issue a “Certificate of Compliance with Plat Requirements Regarding the Connection of Utilities” pursuant to Sections 232.028 and 232.029, Texas Local Government Code to the following properties:

Electrical Utility Approval authorized by Section 232.029 (b), L.G.C.:

a) An unplatted 0.4844 acre tract of land, more or less, known as the East ½ of Lot 8, Block 2, Pueblo Nuevo Subdivision, as further described in Vol. 3266, Pgs. 770-772, W.C.D.R. (Application ID 3151). Approval is limited to two (2) additional dwellings for a total of three (3) dwellings unless replatted.

Water and Electrical Utility Approval authorized by Section 232.029(c)(2), L.G.C.:

b) An unplatted 0.1608 acre tract of land, more or less, out of and part of Porcion 32, Abstract 296, also known as Lot 1 of the Pablo Rodriguez Subdivision (unplatted/unrecorded) as further described in Vol. 2151, Pgs. 657-659, W.C.D.R. (Application ID 2978). Approval is limited to one dwelling only unless replatted.

Background:

For item a:

Current and former state laws have prohibited numerous residential electrical connections due to a lack of water and/or sewer services on the property. As dwellings secure connections to the water and sewer services provided by the City-County EDAP Colonia Water/Wastewater Improvements, connected dwellings are now eligible for those formerly prohibited or denied electrical services.

For item b:

Regulatory compliance with development provisions of state and local regulations with particular emphasis on the Model Subdivision Rules.
