Discussion and possible action to grant Preliminary and Final Plat Approval to the Replat of Lot 1, Block 1, El Vagon Subdivision, Phase 1, being a 17.0 acre tract of land, more or less, comprised of 4.47 acres out of Tract 27 and 12.53 acres out of Tract B of the Laredo Ranchettes Subdivision. The Planning Advisory Board recommended approval of this item contingent upon compliance with staff requirements at their meeting of December 21, 2017 (ID 8308).
Background:
Applicant has chosen to correct the improper subdivision of Tract 27 and Tract B of the Laredo Ranchettes Subdivision through two separate re-plats (El Vagon Subdivision, Phase 1 and Phase 2, being items 5 and 6 on this agenda). As such, both re-plats must secure all required City and County certificates prior to recording with the County Clerk.
This plat must be recorded simultaneously with Phase 2 in order to avoid an illegal subdivision under the Subdivision Regulations.
This re-plat will eliminate access to the remaining western portion of Tract 27 Laredo Ranchettes Subdivision from Francisco Guerra Jr. Boulevard. As such, the applicant has submitted a mutual agreement between affected parties whereby access to that tract will be granted through State Highway 359 (refer to El Vagon Subdivision, Phase 2).
